Home Loan Prepayment: How Much Interest You Actually Save

In short: on a ₹30,00,000 home loan at 8.5% for 20 years, a one-time prepayment of ₹5 lakh after the first year saves about ₹14,13,746 in interest and ends the loan about 6 yr 1 mo early. The same ₹5 lakh after year 10 saves about ₹5,16,555. The earlier you prepay, the more you save, because early EMIs are mostly interest.

Hinglish me: ₹30 lakh, 8.5%, 20 saal ke loan me pehle saal ke baad ₹5 lakh prepay karne se lagbhag ₹14,13,746 byaaj bachta hai aur loan lagbhag 6 saal 1 mahine pehle khatam hota hai. Jitni jaldi prepay karenge, utni zyada bachat.

Why prepayment saves so much in the early years

Home loans use reducing-balance interest. Each month the bank charges interest on the outstanding balance, and the rest of your EMI reduces the principal. In the beginning the balance is large, so most of the EMI goes to interest.

Loan of ₹30,00,000 at 8.5% for 20 years, EMI about ₹26,035.
EMI numberInterest partPrincipal partInterest share of EMI
1₹21,250₹4,78582%
60₹18,778₹7,25672%
120₹14,952₹11,08357%
180₹9,108₹16,92635%
240₹183₹25,8521%

In the first EMI, about 82% goes to interest. By EMI 120, the interest share falls to about 57%. A prepayment cuts the principal directly, so every later month is charged interest on a smaller balance. A prepayment in year 1 removes interest for 19 years; a prepayment in year 10 removes it for only 10.

The same ₹5 lakh, prepaid at three different times

EMI stays at about ₹26,035; total interest without prepayment is ₹32,48,327.
One-time prepayment of ₹5,00,000Tenure cut byNew tenureInterest saved
after 1 year (EMI 12)6 yr 1 mo shorter13 yr 11 mo₹14,13,746

after 10 years (EMI 120)3 yr 3 mo shorter16 yr 9 mo₹5,16,555

Timing matters more than most people expect. Waiting nine more years cuts the saving from ₹14,13,746 to ₹5,16,555.

Reduce tenure or reduce EMI?

After a prepayment, banks usually let you choose between keeping your EMI and shortening the loan, or keeping the tenure and lowering the EMI. Here is the same ₹5,00,000 prepaid after year 1:

Will the bank charge a prepayment penalty?

The RBI’s Pre-payment Charges on Loans Directions, 2025, effective 1 January 2026, say that banks, NBFCs and other regulated lenders cannot levy pre-payment charges on floating-rate loans given to individuals for non-business purposes, which covers most home loans, regardless of where the prepayment money comes from. Individual floating-rate home loans were already largely protected under earlier RBI rules.

Check three things before you pay:

Before you prepay: a short checklist

  1. Keep an emergency fund first. A prepayment cannot be taken back. Keep several months of expenses liquid before you put spare money into the loan.
  2. Compare with other uses of the money. If another loan costs more than your home loan, clearing that one first usually saves more. Whether to prepay or invest is a personal decision that depends on your risk and goals; a qualified financial advisor can help.
  3. Think about the tax angle. Under the old tax regime, interest on a self-occupied home loan is deductible up to ₹2 lakh a year under Section 24(b), and principal repayment counts towards the ₹1.5 lakh Section 80C limit. Prepaying reduces your future interest, and so your future deduction. Deductions differ under the new regime. Confirm with a tax professional.
  4. Get a revised schedule. After the prepayment, ask for an updated statement and check the new tenure or EMI.

Using a gratuity or bonus lump sum

Many people use a bonus, an inheritance or a retirement benefit such as gratuity to prepay. You can estimate the lump sum with the Gratuity Calculator, and our guide to gratuity calculation and the 5-year rule explains how it is worked out. For other loans, such as a car loan, the EMI Loan Calculator works the same way.

How these numbers were produced: each month interest = outstanding balance × (annual rate ÷ 12 ÷ 100); the EMI minus that interest reduces the principal. Prepayments are applied right after the EMI of the stated month. Your bank’s own schedule may differ slightly because of day-count rules and rate resets.

Sources and where to verify

This guide is for general information and illustrates arithmetic on one sample loan. It is not financial or tax advice. Your actual savings depend on your lender’s schedule, rate changes and repayment choices. Please speak to your lender or a qualified advisor before making a prepayment.

Does prepaying a home loan really save money?

Yes. On a ₹30,00,000 loan at 8.5% for 20 years, a single ₹5 lakh prepayment after year 1 saves about ₹14,13,746 in interest and shortens the loan by about 6 yr 1 mo.

Is it better to reduce the EMI or the tenure?

Reducing the tenure saves much more interest because you stop paying interest sooner. Reducing the EMI lowers the monthly burden but keeps the loan running longer. Choose based on your cash flow.

Do banks charge a penalty for prepaying a home loan?

Under RBI rules effective 1 January 2026, regulated lenders cannot charge pre-payment penalties on floating-rate loans to individuals for non-business purposes. Fixed-rate loans may still carry charges, so check your agreement.

When is the best time to prepay?

As early as your finances allow. In the early years most of each EMI is interest, so a prepayment removes the most future interest.

Will prepayment affect my tax deduction?

It can reduce your future interest and so your Section 24(b) deduction under the old regime. The rules differ under the new regime. Confirm with a tax professional.
